The two halves of the story
The building years
While a property needs support, MB CALC tracks Owner Support — the outside capital required to cover modeled negative rental cash flow — separately from the money set aside to fund the required Reserve Requirement.
The production years
Once rental cash flow is at least zero and required reserves are fully funded, the property reaches its Projected Turning Point. After that, positive cash flow replenishes reserves first, and any remaining excess is modeled as being invested.
Not a prediction
MB CALC does not predict the future. It measures the consequences of assumptions.
Starting numbers such as 5% rent growth or a 9% modeled S&P return are MB CALC Starting Assumptions — editable inputs for a scenario, not forecasts. Every one of them can be changed, and changed assumptions change the result.
